THE FULL MANAGEMENT SERVICE
THE FIRST STEP IS TO SEND A COMPANY REPRESENTATIVE TO YOUR PROPERTY TO ENABLE US TO OFFER YOU AN ACCURATE ASSESSMENT ON THE RENTAL VALUE OF YOUR HOUSE/FLAT.
IF YOU ARE HAPPY WITH THE RENTAL ASSESSMENT AND THE SERVICE WHICH WE OFFER, WE WILL NOW START TO MARKET YOUR PROPERTY.
OUR FOUR WAY MARKETING STRATEGY.
1. FIRSTLY WE CROSS REFERENCE YOUR PROPERTY DETAILS WITH OUR DATABASE OF FULLY VETTED TENANTS.
2. YOUR PROPERTY WILL BE ADVERTISED IN A SELECTION OF NEWSPAPERS.
3. A COMPLETE DESCRIPTION ON YOUR PROPERTY WILL BE PLACED ON OUR WEBSITE www.thelettingcentre.net
4. FINALLY WE SEND THE DETAILS OF YOUR PROPERTY TO A SELECTION OF COMPANIES IN GLASGOW WHO ARE CONSTANTLY SEEKING ACCOMMODATION FOR RELOCATING STAFF.
(PLEASE NOTE ALL ADVERTISING IS PAID FOR BY THE LETTING CENTRE).
THE VETTING OF PROSPECTIVE TENANTS
THE MOST IMPORTANT ASPECT TO LEASING OUT YOUR PROPERTY IS TO FIND A QUALITY TENANT WHO WILL RESPECT YOUR PROPERTY AS THEIR OWN. THEREFORE IT GOES WITHOUT SAYING THAT EACH PROSPECTIVE TENANT WILL BE THOROUGHLY VETTED. REFERENCES WILL BE TAKEN FROM THEIR EMPLOYERS, THEIR BANKS AND ALSO THEIR PREVIOUS LANDLORDS.
WHEN A SUITABLE TENANT IS FOUND WE WILL COMPILE A FULL INVENTORY AND SUBSEQUENTLY PREPARE THE LEASE, NORMALLY A SHORT ASSURED TENANCY.
(THE LEASE CAN BE ANY LENGTH YOU WISH!)
DEPOSITS
WHEN A PROSPECTIVE TENANT WISHES TO PROCEED WITH LETTING YOUR PROPERTY WE WILL TAKE A SUBSTANTIAL DEPOSIT NORMALLY THE EQUIVALENT OF ONE MONTHS RENT.THIS WILL BE HELD UNTIL LEASE IS TERMINATED, AT WHICH POINT WE WILL INSPECT THE PROPERTY. IF WE ARE UNHAPPY WITH ANYTHING, AFTER CONSULTING YOURSELF WE WILL MAKE AN APPROPRIATE DEDUCTION AND REPAY THE BALANCE TO THE TENANT.
TRANSFERRING UTILITY ACCOUNTS
UPON ENTRY AND EXIT, WE WILL TRANSFER ALL ACCOUNTS INTO THE NEW TENANTS NAMES.INCLUDING GAS, ELECTRICITY AND COUNCIL TAX.
PAYMENT OF RENT
THE RENT IS NORMALLY PAID ON A MONTHLY BASIS,WE CAN EITHER SEND YOU A CHEQUE OR ALTERNATIVELY PAY THE FUNDS DIRECTLY INTO YOUR BANK.

REPAIRS
PROBLEMS DO SOMETIMES ARISE; HOWEVER, YOU CAN REST ASSURED THAT WE EMPLOY A WIDE VARIETY OF QUALITY TRADESMEN TO TACKLE ANY PROBLEMS. WE WILL SIMPLY GIVE YOU A CALL WITH A QUOTE FOR THE JOB YOU THEN HAVE THE OPTION OF GIVING US THE GO AHEAD TO COMPLETE THE JOB OR YOU ARE FREE TO DEAL WITH THE PROBLEM YOURSELF.
OUR FEES
THE FEE FOR OUR SERVICE IS 12% OF THE MONTHLY RENT (MINIMUM £40.00PM). ALL ADVERTISING, PROPERTY INSPECTIONS, GAS, ELECTRICITY, COUNCIL TAX TRANSFERS AND INVENTORIES ARE INCLUDED, AND THERE ARE NO CHARGES WHATSOEVER IF WE FAIL TO LET YOUR PROPERTY.IN SHORT THERE IS ABSOLUTELY NOTHING TO PAY UP FRONT. HOWEVER, FROM THE FIRST MONTHS RENT, WE ALSO TAKE 35% WHICH GOES TOWARDS THE COST OF PREPARING THE LEASE.
GAS APPLIANCES
IT IS NOW A LEGAL REQUIREMENT THAT ALL PROPERTIES WHICH ARE LET OUT MUST HAVE ALL GAS APPLIANCES TESTED AND CERTIFIED SAFE ON AN ANNUAL BASIS. THE LETTING CENTRE IS HAPPY TO ARRANGE THIS ON YOUR BEHALF OR YOU ARE WELCOME TO DEAL WITH IT YOURSELF.
FIRE SAFETY REGULATIONS
THE LAW NOW STIPULATES THAT ALL SOFT FURNISHINGS TO BE LEFT IN A RENTED PROPERTY MUST COMPLY WITH FIRE SAFETY REGULATIONS. THIS INCLUDES SOFAS, MATTRESSES AND CURTAINS ETC.WE WILL BE HAPPY TO INSPECT THE CONTENTS OF YOUR PROPERTY WHEN WE COME TO PROVIDE YOU WITH YOUR FREE VALUATION.
PROPERTY INSPECTIONS
WE ARE HAPPY TO ARRANGE QUARTERLY PROPERTY INSPECTIONS AT YOUR REQUEST (FREE OF CHARGE).OR IF YOU WOULD LIKE TO SEE THE PROPERTY YOURSELF AT ANY TIME THIS CAN BE EASILY ARRANGED.
HOW LONG WILL IT TAKE TO LET MY PROPERTY ?
THIS IS A QUESTION IS FREQUENTLY ASKED BUT IS NEVER EASY TO ANSWER. THERE ARE MANY VARIABLES WHICH DETERMINE HOW LONG IT WILL TAKE BUT ON AVERAGE WE FIND THAT THE MAJORITY OF PROPERTIES WHICH WE TAKE ON ARE LET WITHIN TWO WEEKS.
CAN I MEET PROSPECTIVE TENANTS ?
ALTHOUGH WE ARE HAPPY TO DEAL WITH ALL ASPECTS OF VETTING AND CHOOSING TENANTS ON YOUR BEHALF WE FULLY UNDERSTAND THAT THE PROSPECT OF LETTING YOUR PROPERTY TO A STRANGER CAN CAUSE ANXIETY.

THE FULLY GUARANTEED DIAMOND SERVICE
Our Diamond Service is to cater for those Landlords who want the security of guaranteed rent paid into their account at the same time each month regardless of whether the property is rented out or not or if the tenant pays the rent on time or not. In effect The Letting Centre becomes your tenant and we subsequently sublet the property to our tenant.
How does this service work?
A member of our team will value your property and make you an offer of a guaranteed monthly income for a period of 6 or 12 months initially. This amount is simply paid by The Letting Centre into your bank account on the same day each month.
When would I receive the first payment?
You will be paid as soon as the tenant moves into the property.
But we also guarantee to start paying you after One month of marketing the property even if we have failed to find a suitable tenant!
What happens at the end of our contract?
We will contact you when there is three months remaining of the contract. You will have the option to renew or to have the property returned to you.
What about an inventory?
We will prepare a full inventory which ensures that there will be no problems when you take over the property again.
Will the property be inspected?
We will periodically inspect the property and report back to you with our comments.
What happens regarding maintenance?
Should a problem occur, if possible we will contact you to let you know what the problem is. This gives you the option of dealing with the situation yourself or alternately you can instruct us to rectify the problem. The cost of any work carried out by The Letting Centre will be deducted from the monthly rent.
What is the charge for this unique service?
There are no monthly fees to pay. We charge one week’s rent from the first months rent which goes towards the preparation of the lease and the contract between us.
INTRODUCING OUR LET ONLY SERVICE
If you do not require a full management service but do not wish to deal with the advertising, viewing and vetting of prospective tenants this may well be the service for you. There are two options available if you choose our let only service.
Option 1:
We market the property using the same strategy as in the full management service.
We will carry out all viewings and reference checks all prospective tenants to your satisfaction.
We also prepare the short assured tenancy agreement which can be any length you wish (minimum 6 Months)
Our fee for option 1 is 75% of the first Months rent.
Option 2:
Marketing strategy as above but viewings, reference checking and preparation of the lease would be your responsibility.
Our fee for option 2 is 50% of the first months rent.
